Youve found the perfect community, but where in that community do you want to be?
For a young family, living across the street from a school is an ideal location. The kids can walk to school and enjoy the playground on the weekends. However, if youre a working professional, this probably wont work for you. You dont want to navigate your way through all that traffic in the mornings!
Many families love cul-de-sacs because they often have a larger backyard, giving the kids a safe place to play. They also happen to be tucked away from busy roads, so theres much less traffic and noise.
For busy couples or homeowners who dont have kids, take a look at a centrally located lot. Generally, these require less yard maintenance and provide faster access to main roads.
Many new communities also offer amenities within the area to be enjoyed by its residents. Parks, playgrounds, green spaces, ponds and water features, walking trails and more find out what your community has to offer. Then look at lots that are close to the ones that are important to you.
Pelican Bay Home Plan
The Pelican Bay two-story home plan was designed for a pie-shaped lot but would work for just about any narrow or unique lot. Downstairs is an open layout with a great room and island kitchen that flow together casually. The great room features a large wall of pocketing glass doors that allow a seamless transition to the lanai. The dinette also offers an expansive rear view through a radial glass window. The master bedroom resides on the first floor and has a rear placement with a view of the pool. The luxurious master bath features a garden tub and large shower. The first floor also has a formal dining, a study, and a powder room. Upstairs are three additional bedrooms, two baths, and a loft.

House Plans For Narrow Lots: Wide And Shallow #1
Troy Clymer, vice president of Architects Northwest in Woodinville, Wash., designs approximately 20 houses a year for Merit Homes, an infill builder in Kirkland, Wash. The builder must comply with a number of restrictions imposed by the city, including mandates that restrain the massing of new homes limit the garage to no more than 50 percent of the façade and cap the height of the the structure at 30 feet. Setbacks are tight, says Clymer homes are often about 10 feet apart.
In this wide and shallow plan by Architects Northwest, the master suite is at the rear of the house, facing a 30-foot backyard. A short flight of steps provides a sense of separation from the children’s bedrooms. Illustrations: Architects Northwest
One of his newest designs for Merit fits a panhandle or flag lot that is 96 feet wide and 35 feet deep, with a long driveway leading to the house. Since there arent any views to speak of on this particular site, Clymer focuses the view inward, on the house itself. The kitchen and covered outdoor space are oriented to the rear, while the more formal great room and dining room are at the front. All of the bedrooms are upstairs, with a closet or bathroom in between them as a buffer. A bonus room and fourth bedroom is at the opposite end of the second floor.
For added separation, the master suite is a few steps up from the childrens wing. Hallways are minimized and broken up by open spaces, such as the two-story dining room in the plan depicted here.

House Plan For A Wide Deep Lot
A small parcel of land in Arlington, Va., once owned by the Catholic church, is now The Enclave at Ballston, offering new homes close to public transportation, shopping, dining, and other amenities. The site, a tree-lined cul-de-sac, was a crazy quilt of lot shapes and sizes that architect Devereaux & Associates of McLean, Va., wove into 10 single-family homes.
Due to high land costs, the builder, Madison Homes of Tysons Corner, Va., needed to maximize density as well as comply with setbacks and lot coverage criteria. Devereaux tailored the home designs to a variety of narrow and wide lotswhatever it to make the puzzle work, says Sandy Fennell, senior designer.

The biggest challenge with such lots, especially the 92-by-65-foot lot shown here, is circulation and room layout. Boxes make for more efficient floor plans, but the trick is to create instantaneous views to the exterior, Fennell says.

Tip #: Bonus Areas Provide A Great Solution To Add Square Footage
Another unique solution to a small lot is to add the living space you need in the form of a bonus room or finished basement. Many two-story homes afford the opportunity to finish a bonus space above the garage, and some ranch plans allow for this solution as well. While its a ranch floor plan, our Dakota model has an amazing optional bonus area that not only adds 570 square feet including a fourth bedroom and added bath, but it also sits on the same footprint of the original home. While the bonus area is on the second floor, the Dakotas ranch-style layout gives you the best of both worlds.
Finishing your lower level can also provide the overall home square footage you desire, allowing you to build a smaller home that more easily fits on your lot. On average finished lower levels are half the price of the main floors!

Plan 1 at Revelle at Clancy Lane, in Rancho Mirage, Calif., is a wide and shallow configuration measuring 113 feet, 8 inches wide and 65-1/2 feet deep at standard conditions. Revellle was designed by Danielian Associates of Irvine, Calif., as a semicustom product targeting move-up and luxury buyers seeking desert living.

The wide/shallow design allowed us the flexibility to account for street orientation, variable lot sizes, reverse floor plans, extra rooms and floor-plan options, and the ability to locate the pool in the front courtyard, says architect Art Danielian.
Plan 1 is 3,283 square feet and base-priced at $1,425,000. Landscaping, hardscaping, and water features surround the house, buffering it from the street and neighboring houses. To break up the expanse of the front elevation, Danielian placed a detached casita to the right of the entry and a landscaped courtyard to the left.

Try visiting the area at different times to see if theres a difference one street could be quiet during the day but noisier in the evening, for example.

When Home Design Placement And Subdivision Amenities Are A Must
In todays residential real estate market, land is at a premium and development costs continue to rise. The 1 acre lot American Dream of yesteryear is an uncommon occurrence, as developers are forced to do more with less.
With several factors at play here such as land availability, building impact fees, and municipal requirements, homeowners often are forced to choose a smaller lot in order to stay in the area, neighborhood, or school district they want. Lot setbacks and subdivision requirements can further complicate the manner. After all, shrinking lot sizes and escalating square footage requirements are an ironic combination!

Tip #: Compact Home Design
How do you fit a 2,700 square foot home on a 1/4 acre lot? The answer: “very carefully.”
Home lot placement is best when it starts in the design phase, and many of our home floor plans were designed specifically to sit on a smaller piece of land. In general, the width of a home when viewed from the street is the biggest challenge – ensuring proper setbacks on each side, and taking the garage approach into consideration are all important elements to consider.
Our Brooklyn, Brittany, and Finley models are all great choices as they are under 70 feet wide at the front of the home, with options for courtyard entry. Our Alyssa II and Dakota models feature a wider footprint, favoring lots wider than 100 feet.
A two-story home is often a good solution to a tight space, and can provide some cost savings as well. But, with the popularity of ranch floor plans, many people hate to sacrifice the style they want for the land on which they have to build. A building footprint that is relatively square in nature will also help, while sprawling plans that have a variety of jut outs like the Dakota can be difficult to situate on a smaller lot.

What Direction Do You Want To Face
The orientation of your house is a key factor when it comes to your lot selection.
Where it makes a big difference is the amount of sunlight youll get, and at what time of day. South-facing homes have the sun on the front as the focus. So if youve got a green thumb and want all that light on your front flower garden, this is the way to go. However, if your kids are going to be spending summer in the backyard, you probably want to look at a north-facing lot.
Its Edmonton, so youll also want to think about snowmelt during the winter months if the back of your home gets more light in the morning, its more likely that the front path will still be snowy and vice versa. The opposite is true for the warmer months sunlight can also really heat up your home in the summer, so if the heat bothers you, a shaded lot would be a better fit.
